Nolla, Palou & Casellas, LLC performs commercial real estate transactional work for a number of developers, commercial and mortgage lenders, title companies, builders, real estate brokers, and private individuals throughout Puerto Rico. Our real estate attorneys assist with the purchase and sale of real estate, including negotiating and drafting purchase agreements and other documents, ensuring good title, and closings. Our Real Estate and Construction practice is primarily involved in the following areas of practice: representation of real estate owners, developers and investors, representation of general contractors and construction companies and representation of parties in landlord/tenant matters.
Owners, Developers and Investors. Our representation of real estate owners, developers and investors in Puerto Rico includes the acquisition, land use and permits process, development, construction, leasing, disposition, financing of real estate holdings and in eminent domain actions.
Representative transactions in which we have been involved include the development of a new hotel and related zoning issues.
Landlord/Tenant. We have drafted and negotiated lease agreements from both owners’ and tenants’ perspectives.
Secured Lenders. Our representation of secured lenders includes troubled debt restructures, foreclosures, and the disposition of properties.
General Contractors and Construction Companies. We represent developers, general contractors, and subcontractors in the drafting of agreements and the prosecution and defense of construction disputes.
Our clients include banks, property owners, developers, and mortgage lenders. We regularly handle transactions encompassing preparation and negotiation of documentation for real estate transactions, lending and securitization of liens, and assistance in applying for and obtaining Puerto Rico and federal permits for the development of real estate projects
